FORECLOSURE ISN'T THE ANSWER! | ![]() |

Every month I get calls from desperate people. My house is being foreclosed on tommorow can you please help. They didn't think the banks would do it. After all it's been months maybe even a year. Yet, for every one that calls me hundreds never even try. I know. I watch their homes get foreclosed on. Sadly many tell me afterward they secretly breathed a sigh of relief because they thought the foreclosure was the end of their struggles. Unfortunately, in many cases, they are wrong. As a real estate broker I have met with many families in desperate situations over the last couple of years. After struggling with job loss, illness, loss of a loved one they find they can no longer afford their homes. Those who have the ability to may sell but others continue to struggle going deeper and deeper into debt before finally losing their home to foreclosure. However, for many it doesn't end there. In the state of Texas the banks can still pursue them for deficiency judgments for the amount of money they right off at that foreclosure. It may not happen right away, they have at least 5 years to pursue this. They frequently wait until a family is back on there feet and has something they can get a judgement against. A short sale when done properly can provide protection against deficiency judgments. More importantly it can give you some time for you and your family to find other housing options. Finally, in some cases it is possible to receive relocation benefits of $1000 to $3000. Call me and let me see if I can help. It won’t costs you anything and it could end up saving you a lot of money.
